Not quite the right search?

Quick routes to the searches buyers ask for most:

Before you make an offer

Have the pool inspected

A general home inspection may only look at the pool briefly. A pool inspection checks the pump, filter, heater, surface, and signs of leaks, which are costly to fix later.

Check the barrier rules

Arizona law and many Valley cities set pool barrier and fencing rules, and some depend on who lives in the home. Check Mesa’s requirements before closing.

Budget for upkeep

Plan for weekly care, chemicals, electricity for the pump, and equipment replacement over time. Ask the seller for service records.

Mesa covers 138 square miles in the East Valley and is the second largest city in Maricopa County, with Loop 101 along its western boundary, Loop 202 looping through it, and US 60 and SR 87 intersecting within the city. For prices, pace, and inventory from ARMLS, see the Mesa market report and the Mesa real estate guide.

Common buyer questions

Why does this page skip some homes with pools?

It reads the private pool field in ARMLS. Homes with only a community pool, and listings where the agent left the field blank, do not appear here.

Does a pool add value?

It depends on the home, the neighborhood, and buyers in that price range. Rony can pull recent Mesa sales with and without pools for a specific home.
