The West Valley has a lot of new homes for sale, from move-in ready spec homes to plans that have not been built yet. Builder sales offices make it look simple, but a builder contract is different from a resale contract. These are the questions to ask before you sign.
Who represents you?
The builder's sales team works for the builder. You can usually bring your own agent, but many builders ask that your agent come with you, or be registered, on your first visit. Contact your agent before you walk into a model home so you keep that option.
What does the contract say?
- How much is the deposit, and when can you get it back?
- What is included in the base price, and what do upgrades cost?
- Is there a lot premium for the lot you want?
- What is the build timeline, and what happens if it slips?
- Can the builder change the price or the plan after you sign?
What are the incentives tied to?
Builder incentives often depend on using the builder's lender or title company. Compare the total cost, including the interest rate and closing costs, with an outside lender before you decide.
Is there an HOA or a community facilities district?
Most new communities have an HOA, so ask for the dues and the rules. Some master-planned communities in Arizona are also in a community facilities district, or CFD, which pays for roads, water, and other public improvements and adds a line to the property tax bill. Ask whether the community has one and what it costs each year.
Will you inspect the home?
A new home can still have missed details. Many buyers order an inspection before the drywall goes up and another before the final walkthrough. You can also look up a builder's contractor license on the Arizona Registrar of Contractors website.
See new construction on the MLS
These pages show live ARMLS listings marked new construction: Buckeye, Surprise, Goodyear, Peoria, and Phoenix. Some builders sell only through their own offices, so ask about communities that are not on the MLS, or see the new construction guide.
