Sales cover closings in the 30 days ending October 12, 2026. Median means half the homes were above that price and half below.

What stands out

  • About five months of supply. There were 15,179 homes for sale and 3,035 sales in the past 30 days across these cities. At that pace it would take about five months to sell every home now listed.
  • Price cuts are common. 1,647 of the homes for sale had a price reduction in the past seven days, a little more than one in ten.
  • Asking prices and sale prices can differ a lot. In Paradise Valley the median asking price is $5,200,000 while the median sale over the past 30 days was $3,412,500. In Mesa it runs the other way: homes that sold had a higher median ($440,000) than homes still listed ($396,000).
  • Sun City has the lowest median price of the group at $264,900 for homes listed and $249,000 for recent sales.

What this means if you are buying

With several months of supply, most buyers can compare a few homes before choosing one. Watch for price drops, because a reduced listing is often where room to negotiate shows up. Each city has a page with new listings and recent price drops, such as new Phoenix listings and new Scottsdale listings.

What this means if you are selling

Recent sales are a better guide to price than the asking prices of homes still on the market. Start with the median sale price for your city above, then look at sales near your home. A home value review compares your home with recent sales nearby.
