Quick routes to the searches buyers ask for most:
Before you make an offer
Have the pool inspected
A general home inspection may only look at the pool briefly. A pool inspection checks the pump, filter, heater, surface, and signs of leaks, which are costly to fix later.
Check the barrier rules
Arizona law and many Valley cities set pool barrier and fencing rules, and some depend on who lives in the home. Check Surprise’s requirements before closing.
Budget for upkeep
Plan for weekly care, chemicals, electricity for the pump, and equipment replacement over time. Ask the seller for service records.
Common buyer questions
Why does this page skip some homes with pools?
It reads the private pool field in ARMLS. Homes with only a community pool, and listings where the agent left the field blank, do not appear here.
Does a pool add value?
It depends on the home, the neighborhood, and buyers in that price range. Rony can pull recent Surprise sales with and without pools for a specific home.
